To make the process as seamless as possible, we manage the contractors, sourcing of materials, and scheduling details from beginning to end. In this three-bedroom semi-detached feature property, we set the intention to modernize the home by opening up the space. Grace & Co. worked with the homeowner to strategically improve the main floor, transforming it into a modern open-concept floorplan. Sheila used her design vision to alter the main floor design by removing the wall separating the kitchen and dining room. By removing the wall, it updated the home’s layout resulting in one bright and spacious room. Once the main floor construction was completed, the team outfitted the new kitchen with luxurious floating shelves, adding additional storage and counter space. A desirable and space-saving counter-depth fridge was installed, creating a state-of-the-art aesthetic. The main level was completed by removing the original hardwood flooring and replacing it with natural wide plank white oak floors allowing the space to feel open and bright. Sheila comments, “My goal is always to create a cohesive visual flow enticing buyers to continue scrolling through the photos online and ultimately encouraging them to book an appointment to see the property in person.”
The staircase to the second floor was refreshed with a new coat of neutral paint, inviting buyers to explore the improved upper level. Once arriving on the upper level, the hardwood flooring in the bathroom was replaced with appropriate bathroom flooring. Sheila remarks, “a property looks complete and move-in ready if rooms have a thread of connection. This can easily be achieved by repeating colours, textures, and materials.” The lower level was updated with new flooring adding texture and depth to the room.
One last important detail was modernizing the curb appeal by removing the California shutters on the outside of the home, allowing natural sunlight to flood in.
