When the owners of a gorgeous suite in the Hunt Club Terrace contacted Grace & Co. to sell their property, Geoffrey Grace knew the location would be both a positive and negative for potential buyers.
The positives of this location were evident from the moment you walked into the suite – unobstructed views of the Toronto Hunt Club from the living room, dining room and kitchen. To take full advantage of those views, a 26ft-long balcony lined the southern face of the condo, offering a place to relax and enjoy the canopy, 7th fairway and the pond with water feature.
How could there be a negative? Well, at nearly $2m for a condo, the pool of buyers willing to look East of Victoria Park shrinks. At that price point, buildings close to the boardwalk usually draw most of the attention. It was for that very reason that the listing of this suite was strategically delayed until a similarly priced suite at Queen & Woodbine had sold – reducing the options for potential buyers to cross shop.
The condo itself was stunning! The clients purchased this suite pre-construction. This allowed them the opportunity to blend what was originally planned as two units into one roomy and smartly-designed 1,922ft residence with 2-car parking and a large storage locker. This layout allowed for an open living space – anchored by a stunning Aya Kitchen. Throughout the unit, flooring, wainscotting, internal doors, door trim with deep back bands, remote-controlled blinds and designer light fixtures were all upgraded and customized. As you can likely tell by now, this was one special condo! And, this level of customization didn’t come without cost. There were approximately $250,000 in upgrades in this unit!
Appealing to downsizers, a number of members of the Toronto Hunt Club who lived in Midtown, Forest Hill or North Toronto viewed the suite and were drawn by the idea of living across the street from their beloved club. But all decided to remain in their communities and continue commuting to the course, as they wanted to remain close to children and grandchildren. A handful of Beachers visited the suite with some wanting to remain West of Victoria Park and others not quite ready to make the move from their empty nest to a condo.
In the end, the perfect buyer fell in love with the view, layout and finishes, and our clients sold for a price, and with a closing, that satisfied all their needs!
